What is the minimum and maximum facility?
PropertyLend currently considers facilities from £50,000 to £1,000,000.
Do you fund the refurbishment costs?
No. The current product funds the property purchase rather than the refurbishment costs. We will ask whether you have sufficient funds for the works and may request proof of funds during underwriting.
Can you fund 100% of the purchase price?
Potentially. On selected opportunities we can consider up to 100% of the purchase price where the borrower is funding the works and the completed value and exit create sufficient security.
What security do you require?
First-charge security is normally required. Additional security may be requested depending on the transaction.
Can interest be rolled up?
Yes. Depending on the deal, interest can be paid monthly or rolled up.
Is there an arrangement fee?
Direct applications have a 0.5% arrangement fee. Where a borrower has been referred by an eligible introducer, an introducer-related fee may apply and should be shown clearly before the transaction progresses.
Is there an exit fee?
No. PropertyLend's current proposition has a 0% exit fee.
Will getting an indication affect my credit score?
No hard credit search is required for the initial online indication. Formal underwriting may require additional checks before lending.
How quickly will I hear back?
We target an initial response within 24 hours where the key deal information is available.
What supports the end value?
Evidence can include a formal valuation, estate-agent confirmation or comparable evidence. Where the property is outside an area familiar to us, we will want clear evidence supporting the proposed completed value.
What supports the refurbishment budget?
A builder's quote or detailed project-cost breakdown is stronger than an unsupported estimate and will normally be requested as the deal progresses.
What is the minimum loan amount?
PropertyLend facilities start from £50,000. The amount we can offer will depend on the property, purchase price or current value, refurbishment requirements, expected end value, borrower contribution, security and proposed exit.
What information do you need for an initial decision?
Start with the property or site, purchase price or current value, the amount you want to borrow, any refurbishment budget, expected end value and your intended exit. We may then ask for supporting evidence such as comparable values, a builder's quote or cost schedule, company information and identification as the deal progresses.
Do I need to go through a broker?
No. Borrowers can approach PropertyLend directly. We also work with introducers and property professionals, but you do not need a broker to ask us to assess an opportunity.
Do you lend to first-time property investors or refurbishers?
Potentially, yes. We look at the whole opportunity rather than relying on one factor alone. The property, borrower contribution, works, supporting evidence, security and exit all form part of our assessment. We may ask for additional information or security where appropriate.
What exit strategies will you consider?
Typical exits include selling the property or refinancing onto longer-term finance once the project or value-add works are complete. We want the proposed exit to be clear and credible from the outset.
Can I repay early?
Our current proposition has no exit fee. The exact repayment terms, interest treatment and any minimum interest period will be set out clearly in the facility documentation before you proceed.
Will I need to provide a personal guarantee?
Additional security may be requested depending on the transaction. This can include a personal guarantee. Any additional security requirement will be discussed with you as part of the assessment and set out in the formal terms.
What happens if my project takes longer than expected?
Speak to us as early as possible. We assess changes and extension requests on their individual circumstances. Raising an issue early gives us the best opportunity to understand the position and consider an appropriate solution.
